How is Luxury Home Consultants paid?
: The Seller always pays our fee. Luxury Home Consultants will negotiate a fee of no less than 3% for our services. 99% of the time, you will purchase a home that is listed with a Traditional Realtor that is listed in the Multiple Listing Service. The commission offered a Buyer Agent us most always 3%. In the rare instance that a fee of less than the required 3% is offered, we will negotiate our fee without it getting in the way of a successful acquisition of the property.

I saw an advertisement for a Buyer Agent that was advertising his listings. I am confused?
: A true Exclusive Buyer Agent takes NO listings thus avoiding conflicts of interest. You cannot serve two masters. However, Transaction Brokerage is legal in Florida. Therefore, an agent can start a relationship representing you in a fiduciary capacity only to switch to a Transaction Broker when you are interested in purchasing one of his/her firm's listings. Many Buyers have been deceived by this bait and switch as we believe it to be. Nonetheless, it is legal. There are actually very few-less than you could count on one hand-Exclusive Buyer Agents around that specialize in the very distinctive type of property we work with.

How will I know I saw everything that meets my requirements that is currently available?

Do you require your Buyer Clients to sign a Representation Contract?
: No. The Contracts mostly protect the broker and do little for the Client. Our firm only represents the most reputable of Clients and therefore provides the very highest level of service. Therefore, if we fall short of our duties and our Client wishes to move on to other representation, we wish them the very best and hope to learn what we can do better next time. We do provide all new Clients with a brief explanation of how our firm operates and a brief description of what we define as the very best service you can get in the real estate business.
